DEFINITIONS: 

“Booking” means the period for which you have paid to stay at the Property. 

“Guests” means the persons who stay overnight on the Property during the Booking. 

“Management” means the owners and/or appointed managers of Budgalong Spicers Creek and/or the Property. 

“Operation” means the business and Management of Budgalong Spicers Creek

“Property” means Budgalong Spicers Creek Farm and Accommodation located at 302 Budgalong Road, Spicers Creek NSW 2820, and all its fixtures, fittings and equipment.

“Visitor” means a person visiting a Guest at the Property during the Booking.

ACCEPTANCE & RESPONSIBILITY:

Making a booking constitutes acceptance of these Terms and Conditions. All Guests warrant that any Visitor who enters onto the Property also accepts and is bound by these Terms and Conditions.

 The Operation reserves the right to change these terms and conditions at any time without prior notice. In the event that any changes are made, the revised terms and conditions shall be posted on this website immediately. Please check the latest information posted herein to inform yourself of any changes.

CHECK-IN / OUT: 

Check-in time is not before 3pm on the arrival date and check-out time is not later than 11am on the departure date, unless by prior arrangement with Management. Early arrival and/or late departure are subject to prior arrangement and availability. 

Guests are requested to text their estimated time of arrival to the Management (0437 866 285) to ensure there is someone available to welcome them to the Property and assist with settling in. 

Guests are required to provide their contact details and vehicle registration numbers to comply with the Property emergency procedures should an emergency event occur. 

Parking is in the designated area adjacent to the Tents.  

PAYMENT:

Bookings are not confirmed until full payment has been made. Payments of the amount due must be received in Australian dollars net of any bank or other transaction charges. Full payment is to be made within the specified time limits or the Booking will be cancelled automatically without notice. We accept payment by Visa and MasterCard.

CANCELLATION POLICY

  • Cancellations with 14 days or more notice; the full amount paid will be refunded.  

  • Cancellations within 14 days of your arrival all monies will be forfeited unless we can arrange another booking for the period.  

  • Bookings for the Christmas, New Year and Easter holiday period require 30 days’ notice of cancellation or all monies will be forfeited unless we can arrange another booking for the period.  

All cancellations must be received via email from the email address linked to the reservation. A variation of the Booking will be accommodated as practically as possible; however, we may not be able to due to other bookings. 

SECURITY BOND:

A credit card authorisation must be provided to Management upon confirmation of your Booking. Any damage, loss or expense incurred by the operation as a result of your stay and non-compliance with these Terms & Conditions may be charged against the credit card. Examples include but are not limited to: any breakage, missing contents, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.

UNAVAILABILITY:

If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc.) the Operation will inform you immediately and any payments made will be refunded in full.

RIGHT TO REFUSE OR REVOKE BOOKINGS: 

The Operation reserves the right to revoke or refuse to honour any accommodation booking which may in the opinion of Management, (and at their reasonable and sole discretion) be unsuitable Guests for the Property.

GETTING TO/FROM BUDGALONG:

The Operation does not accept any responsibility for damage to vehicles. Guests are solely responsible for determining the suitability of their vehicle for the road conditions and will be responsible for any alternative/additional transport costs.   

The speed limit on the Property is 20km/h, please respect this to minimise dust disturbance, for your own safety and the safety of other guests and for the integrity of the road.

Guests are not permitted to  drive into the paddocks. This will only cause damage to your vehicle and to our paddocks.

STRICTLY PROHIBITED:

  • Smoking is NOT permitted on the Property including in the tents. If there is evidence of smoking inside the tents, an additional $1000 fee will be charged to your credit card.

  • Parties and Functions are strictly prohibited unless by prior arrangement with the Management. The Property may only be occupied by the number of people described on the booking. Management reserves the right to evict any additional occupants in the room. This reservation is not transferable.

  • Budgalong does NOT cater for children under the age of 10.

  • Pets are NOT permitted on the Property.

  • Do not approach livestock or wildlife such as snakes, spiders, kangaroos, or goannas; in the event of a wildlife-related injury, call 000 and notify management ASAP, keeping a first aid or snakebite kit on hand for emergencies.

  • We do NOT permit any kind of motorsports on the property, both due to disturbance to other guests, and due to insurance. This includes but is not limited to Motor bikes, Dirt Bikes & ATVs. Any breach of this policy will lead to immediate eviction and complete loss of money paid, and you will be liable for any other damages to the property or expenses incurred in respect to guest disturbance.

  • Weapons and Hazardous Equipment: Guests are NOT permitted  to bring weapons of any kind (including but not limited to firearms, large knives etc.) or hazardous equipment (including but not limited to chainsaws, explosives) onto the property.

  • Swimming in or near the dam or other water bodies on the property is strictly prohibited for safety reasons. Ensure children are supervised at all times near water areas.

  • NO hunting or fishing is permitted on the property at any time.

WALKING ON THE PROPERTY:

The Operation will not be held responsible for any injuries, illness or accidents that may occur whilst staying at the Property. We recommend all guests purchase travel insurance as cover for any unfortunate occurrence. 

GUESTS RESPONSIBILITIES:

Guests must comply with all applicable Budgalong Spicers Creek rules and all instructions from Management and the caretakers of the Property concerning occupancy, Property, health, safety and quiet enjoyment of the Property and our neighbours. Guests are responsible for damage, breakages, theft and loss of the Property and any part of it during their stay. You are requested to notify us of any damages/breakages as soon as possible. The Operation may recover from you repair or replacement costs (at Management’s reasonable and sole discretion).

All the assets and valuables of the Property should be duly maintained adequately and should not be damaged or destroyed. Management has the discretion to levy any charges in future if it is proven beyond doubt that such damage/destruction to the asset of the Property (both movable and immovable) have been done or caused by the Guest.

Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay, extra charges may apply or the agreement may be terminated without a refund.  

If you have any allergies, sensitivities or intolerance to, but not limited to: a particular fabric, material, cleaning product or food, it is the guest’s responsibility to advise Property Management prior to arrival.

Management and staff work hard to provide a safe and secure environment. We do everything possible to ensure a secure environment is maintained and we ask that our guests do also. Management and the Operation takes no responsibility for any personal possessions that are lost, stolen or misplaced whilst on the premises due to the acts and omissions of the guests themselves.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. 

House Rules

CHECK IN / CHECK OUT

This Property has the following check-in and check-out times and policies.  

Check-In: 03:00PM 

Check-Out: 11:00AM 

Guests are requested to text their estimated time of arrival to the Management (0437 866 285) to ensure there is someone available to welcome them to the Property and assist with settling in. Amendments to these times will be accommodated, if possible, by prior arrangement. 

GETTING TO/FROM BUDGALONG:

In order to get to the Property, you will need to travel down approximately 3.6 kms of council-maintained dirt/gravel road. The road is 2WD accessible however caution needs to be maintained while driving this road. The conditions of this road can vary depending on weather conditions and most 2WD vehicles have no issues at all, in all weather conditions. Please watch out for animals and wildlife and drive to the conditions.

RESPECT 

In order to respect the privacy and experience of all guests (including wildlife!) at Budgalong, we request there be no disturbance of neighbours, the farm and bushland, no undue noise, no behaviour likely to cause offence or embarrassment to others, and all intrusive noise to cease by 9pm. 

OCCUPANCY

The Tents may be used to accommodate a maximum of four people in a king-size bed and two king singles. Accommodation of additional persons is to be by prior arrangement with the Management.

FIRE AWARENESS 

Bushfires are a risk to all visitors, particularly in the summer months. Guests are requested to be aware and report any suspicious activity or concerns to the Management. 

During the annual TOTAL FIRE BAN (November through to April) NO campfires, candles, lanterns or any other form of naked flames are permitted. Breach of this condition may result in immediate termination and eviction.   

Do not chop down trees or damage vegetation to obtain firewood. Firewood is provided for the fire pit. Please use only the supplied firewood.

LITTERING

Littering will not be tolerated. Please dispose of rubbish in allocated bins appropriately.

WATER 

Guests are kindly requested to be “Water Wise”, throughout the entire year, particularly through the summer months.

POWER

Budgalong is powered by off-grid solar setups, so as a result we only allow low voltage appliances (Phones, Laptops, Cameras etc) to be plugged in to the tent. High voltage appliances will cause extensive damage to our system and is very expensive to rectify. These include, but are not limited to Hair Dryers, Straighteners, Heaters, Coffee Machines, Toasters, Kettles, Electric Blankets. If you have a medical device that requires power please get in touch and we will investigate if our tents can support it.

CONSERVATION

Budgalong Spicers Creek is committed to protecting and maintaining the land on which is it located. As such, we ask that you respect the following rules and regulations:

  • Please do not feed any animals in the wild

  • Please stick to the speed limit when driving around the Property and be mindful of wondering animals

  • Please do not pick up, or disturb any animals you encounter when exploring the Property

  • Enjoyed the experience and feel free to explore the beauty of the outback

  • Stay on designated walking tracks.

LINEN AND TOWELS

We supply linen, pillows, blankets, robes and towels which must be left where supplied in the tents on departure. Further linen may be hired through Management at an additional cost.  

Beach towels are not included. Cleaning and linen change usually occurs weekly or more often upon request and at additional cost.

CONSUMABLES

Complimentary consumables are provided consisting; 

  • Tea, coffee and olive oil

  • Hand, body soaps & essential toiletries. 

Please note these items are provided complimentary, for your convenience. If you run out you will need to replenish the items for the duration of your stay.

SERVICING

The Property Tents are fully self-contained and daily servicing is not provided. For stays of seven days or more, a complimentary mid-stay linen change is available.

VISITORS

In order to respect the privacy and experience of all guests at Budgalong Spicers Creek, we request that no visitors be brought or invited to the Property unless by prior arrangement with the Management. Guests will be responsible for persons visiting.

 In the event of no-show, a fee of one night’s room charge (inclusive of any applicable prevailing government tax) will be charged to your credit card provided at the time of reservation or as per any revised conditions of booking as per the offer.

Management reserves the right to send Guests away from the Property due to their conduct and behaviour or for any other safety, security, medical reasons. This applies in particular, if Guests do not observe instructions given by Management, express themselves in a discriminating manner, harass or endanger other Guests.

EVENTS

Booking Confirmation: To confirm an event at Budgalong, full payment is required upfront. This payment is non-refundable and secures your event date on our calendar. Should you need to cancel, all payments are non-refundable unless we are able to secure an alternative booking. We highly recommend purchasing event insurance for any unforeseen changes.

Personal Safety & Liability: Guests attending an event at Budgalong are responsible for their own safety and conduct. By attending an event, all individuals agree to release Budgalong from liability for any personal injury, illness, or accidents occurring on the property. We encourage all event organisers to consider event insurance and remind attendees to remain on marked paths, particularly when exploring outdoor areas.

Property & Noise Restrictions: Respect for the natural setting and neighboring properties is essential. Please adhere to Budgalong’s quiet hours, which begin at 9:00 pm, to preserve the tranquility of the area. Management reserves the right to adjust the number of guests or require modifications to event setups to maintain a safe, enjoyable environment.

All events, retreats, or functions at Budgalong Lodge must be approved by management beforehand, with details on purpose, attendees, and special requirements provided for review.

WALKING ON THE PROPERTY:

The Property is fenced and occasionally may contain livestock. For your safety, please walk along the fire breaks or designated walking tracks and avoid possible trip hazards, leave any gates as you found them (shut if shut, open if open). For safety, guests are advised to wear sturdy, closed-toe footwear when taking bush walks on the property due to rocky and uneven paths.

BEFORE DEPARTURE

Before departure, all food must be removed from the fridge, rubbish put in the appropriate rubbish bins provided, dishes washed in dishwasher and BBQ cleaned. The Property must be left in a clean and tidy condition (as it was when you arrived). Should the cleaning effort be excessive and over and above the normal, the extra cleaning charges incurred by the Operation may be charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived.

We do our best to ensure reservation arrangements are satisfactory, however, the Operation does not accept any liability for any loss financial or otherwise, travel delay, injury, damage, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control. These include, but not limited to, flight delays or cancellations, civil disturbance, defects in vehicles, strikes, theft, acts of terrorism, natural disaster, war, fire, floods, acts of God, acts of Government or of any other authorities, changes to Government regulations, accident to or failure of machinery or equipment, maintenance requirements or industrial action.
